McIntosh

McIntosh will truly be an upscale development with 3000 residential units ranging in price from $250,000 to over $2,000,000.  The whole development from the town center to the residential layout will be of historic design with Jim Strickland of Historical Concepts working closely with us in our land design and architecture and utilizing the land planning experience of the engineering firm Jordan, Jones & Goulding.  The town center will consist of 600,000 square feet of retail, 119,000 square feet of office space and 164 lofts above the retail and office.  Spread throughout the rest of the development are many different parks, chapels, cart paths and an elementary school site.

Location is key for this development.  It is on the border of the Coweta and Fayette County Line, just outside of Peachtree City.  McIntosh has five different access points to I-85 with eight different routes to get to those points.  This ideal location puts McIntosh only twenty minutes away from the Atlanta Airport, which is the largest single employer in the entire state of Georgia.

In order to maintain and enhance our values, we will have architectural controls on all front elevations and landscape designs.

We will have three major amenity areas each with its own club house, swimming pools, tennis courts, playgrounds and other features.  Over thirty six percent of the property will be set aside for green space and more that twelve percent will be community use with parks throughout the entire development.

Golf cart paths will connect all the neighborhoods and town center and there will be walking trails throughout the green space.

As the town center is developed, we plan to have an internal trolley system moving people through the shopping and office areas and eventually into the neighborhoods.  The parking areas will be located within the squares of the retail and office building in order to be less visible.
